Travis Perkins warehouse built without planning permission must now be demolished

The Travis Perkins warehouse in Bark Street, Bolton

Travis Perkins has been ordered to pull down a newly-constructed warehouse after it was erected without the appropriate planning consent.

The national builders' merchant forged ahead with its building in Bark Street, Bolton, despite the council rejecting its plans for failing to 'contribute to good urban design' at a strategic entry point into Bolton town centre.

The 20m tall storage facility is 15 metres wide, light grey cladding and a white rooftop. Back in October 2023, the council decreed that due to its incompatibility with the local and the earlier non-compliance, the building should be dismantled within 90 days.

In documents submitted to appeal against the council's demolition order, Travis Perkins contended that the warehouse was 'essential for the viability of the business and to support construction activity in the area'.

It was erected to replace a brick and slate building which was urgently demolished as it was in a dangerous state.

The warehouse remains operational. Travis Perkins appealed to the Planning Inspectorate against the demolition order, but the watchdog recently upheld the local authority's decision.

Planning inspector D Hartley declared in his published judgement that "The unauthorised building is appreciated by passers-by as being in stark contrast to the brick-built buildings that surround it.

"The cladding is very bright in colour and hence has a jarring impact when experienced from the surrounding streets.

"The building is seen in harmful contrast to the surrounding buildings which have mainly coursed brick.

"The breach of planning control unacceptably departs from the other buildings in the locality.

"I conclude that the development has caused very significant harm to the character and appearance of the area, and that it does not constitute good design."

The inspector issued an order for the building's removal within six months, extending the previous enforcement action timeframe of 90 days.

A spokesperson for Travis Perkins said: "We are currently reviewing the appeal decision and considering our next steps."
