
Plans have been submitted for the construction of new homes in an 'attractive' new neighbourhood in Stockport, complete with a 'green gateway' leading to the proposed development.
The application has been lodged with Stockport council by developer Story Homes and Stockport Grammar School.
The proposed site is one of the school's playing fields, which has lain unused for the past seven years, located off Dialstone Lane in Offerton.
Previously utilised by students for football, rugby, and cricket, the field's distance from the school – a 12-minute walk across the A6 Buxton Road – has raised safeguarding issues for pupils.
The ground conditions and grass quality have also been deemed 'poor', with the majority of the area prone to wet conditions. The site is currently enclosed by fencing and is not open to the public.
The school intends to sell the site for development, with plans to use the proceeds to increase its bursary offerings and fund improvements to its existing facilities.
Proposals have been outlined to construct 112 homes on the land, in a mixed development featuring one and two-bedroom apartments as well as two, three, four and five-bedroom houses. Half of the proposed homes would be categorised as affordable housing.
A 'green gateway' entrance would be established from Dialstone Lane, with tree-lined streets and hedges and shrub planting throughout the development.
The management team is striving to create a space that is 'not dominated by the car', with a design that promotes the use of public transport. A planning report states: "Minimising walking distances and enhancing routes to public transport stops and local services will assist in reducing reliance on the car and providing safe and convenient pedestrian, cycle and vehicular access and movement to, from and within the development."
The report further mentions that each home will be equipped with 'two car parking spaces per dwelling', as well as electric vehicle charging points and one lockable cycle store for homes without a garage. The planning application is set to be decided by June 9 this year.
